Extra rooms

These include additional bathrooms, reception rooms, conservatory, garage, utility room etc - charged at £10 per room - (£15 if furnished).

Detailed itemisation

Including linens, crockery, cutlery etc is charged at an extra £35 (up to 2 bedrooms)
 

Gardens

Small/reasonable size garden or patio will be included in the inventory prices, this includes front garden.

Larger gardens

Large/complex garden:  £30-£70
Outbuildings (shed/summerhouse/garage): £10-£25 each

Areas not covered
Lofts, cellars or any locked area will not be inspected.

Items of value
Please ensure I am informed of any items of large value prior to the inventory check. You will need to provide valuations in this case.

Cleaning
Please ensure the property is professionally cleaned throughout prior to the inventory check. Ideally this includes carpets, upholstery and curtains. 

Receipts
Please keep all cleaning receipts and I can include this in the inventory. Where cleaning has not been up to a good standard, I will always  inform the Agent or Landlord so this can ideally be rectified prior to tenants moving in.

Condition of property
Everything listed on your inventory will be assumed to be in good condition unless otherwise stated.

Timeframe
Inventories can be taken the same day as check in.

Keys
I will collect keys and drop them back to you
