Inventory service
This is an unbiased third-party comprehensive record of the entire property, including décor, flooring, fixture’s & fittings and furniture if any. It includes any outdoor spaces such as reasonable size gardens or patios (extra cost for larger gardens).
Date stamped digital photos are provided in the report of each and every room including hallways and landings with special interest on any items with wear & tear or damage.
The inventory includes meter readings and checks of fire alarms and carbon monoxide alarms as long as they can be reached.


Check-in service
If it’s convenient, I can also provide a check-in on the same day of the inventory. New tenants can be handed keys to their property, walked around and shown any specifics. The inventory will be reviewed with them – they then have 7 days to sign and return it.
They will be shown where the meters are and meter readings on the inventory readings along with smoke alarms etc and number of keys. They will confirm the level of cleanliness, general condition of the property.
This ensures there is no dispute at the end of the tenancy period.
Interim checks
Usually carried out at 6 monthly intervals.
I provide a report with relevant photos to illustrate the general condition of the property (particular attention to kitchen & bathrooms) including any maintenance issues or concerns, if the property is being well maintained, any damage since check-in, ensure occupancy numbers are consistent and generally helping you prevent problems further down the line.


Check-out inventory
This is carried out after the tenants have vacated the property.
It forms an integral part for the deposit return process and identifies any new damage and deterioration beyond fair wear and tear, again with dated photographs. It includes meter readings and a room-by-room comparison and cleanliness assessment along with anything missing.
